We are a real estate development company based in New Jersey. Using a value-driven approach, we look for opportunities to acquire and develop properties with rich architectural heritage in secondary markets. Our aim is to be respectful of tradition while delivering high-performance real estate. We focus on historic cities from Providence, RI to Philadelphia, PA with a wide array of urban amenities; these are places that are affordable yet overlooked by many large, New York City-focused investors. We are also proud to help other developers, investors, and owners structure deals and raise funds to realize their own thoughtful real estate preservation projects. By attracting capital to these urban areas for the rehabilitation of existing buildings and for smart infill development, we firmly believe that we can help keep them vibrant and livable for the middle class, while simultaneously delivering strong returns.

We purchase historic townhouses, multifamily buildings, select retail and office properties, and land for new mixed-use development opportunities. These must be close to multiple forms of public transit, to universities, and to hospitals, which for us are key indicators of a neighborhood's stability and growth potential. We typically pursue off-market deals directly from owners and brokers, foreclosures, and auctioned properties. We look for strong intrinsic value and below-market pricing from deferred maintenance or poor operations. Once we identify a property, we are able to move quickly to closing, efficiently improve or develop it, and then with a keen eye for beauty and value, bring it to market.

WHO WE ARE

TEAM

Amanat means "something held in safe keeping" in the Urdu language and that is how we like to see each property we own and operate.

Atif Z. Qadir is a licensed architect with real estate investment, development, construction, and architectural design experience from top New York City firms, including Extell Development, Turner Construction, and Gwathmey Siegel Kaufman & Associates Architects. Atif is an alumnus of MIT's School of Architecture and Planning and Columbia Business School. Recognizing the role of education and youth mentoring in community development, Atif contributes a share of his profits to The Citizens Foundation, a USA-based non-profit that builds and manages schools in underserved areas. In addition, Atif is on the boards of The Hudson School in Hoboken, the Haven Adolescent Community Respite Center in Jersey City, and En Garde Arts in New York City. He is also active in local government, serving as a City Planning Commissioner in Hoboken.

Atif works with highly-experienced joint venture partners with decades of successful projects and deep local roots. Innovative designers and skilled consultants support him in realizing his vision. A variety of banks that focus on local real estate operators provide debt, often with flexible and attractive terms. Thoughtful and broad-minded investors provide equity, because they, like Atif, believe that attractive financial returns and community development can go hand-in-hand.
