WHAT I DO

ABOUT

I am a real estate developer and registered architect with deep financial and policy experience. I founded Amanat Properties to redevelop historic residential properties and to help other developers realize their own projects by providing due diligence, financial analysis, graphic design and equity consulting services. This has allowed me to use the skills and network I have built while working at top NYC real estate development, construction and architecture firms for 14 years. In addition to that, I speak on the future of real estate at universities, professional organizations and private companies and I champion progressive urban strategy as a city planning commissioner and non-profit board member. Through all of these endeavours, I hope to make the places around me more beautiful, more livable and more accessible for all.

I focus on redeveloping historic properties, particularly residential and mixed-use. I look for architecturally significant townhouses, apartment buildings and commercial buildings built before the 1950s, with deferred maintenance, subpar operations, poor renovations and under-built zoning envelopes. Total transaction sizes range from $2.0 to $4.0M. My business plan is simple but effective - renovate, repurpose, extend and restore properties with development timelines of 1 year and hold periods of 5 years. I take advantage of valuable tax programs, including Opportunity Zones, Urban Enterprise Zones, New Market Tax Credits and Historic Tax Credits.

WHO I AM

FOUNDER

My name is Atif Z. Qadir and I am a licensed architect with 14 years of development, construction and architecture experience from top New York City firms, including Extell Development, Turner Construction and Gwathmey Siegel Kaufman & Associates Architects. I am an alumnus of MIT's School of Architecture and Planning and of Columbia Business School. I am active in the local community as a City Planning Commissioner in Hoboken, New Jersey and as a board member for non-profits in New Jersey and New York.

I assemble locally-based, highly-skilled teams for each project, including innovative consultants who can maximize a historic building's potential, lenders who specialize in redevelopment opportunities and investors who believe that attractive financial returns and community building can go hand-in-hand. Amanat means "held in trust" in the Urdu language and that is how I see each of my projects.
