Amanat Properties is a real estate development company based in New Jersey. We look for opportunities to acquire and redevelop properties with rich architectural heritage in secondary markets in New Jersey, New York, Connecticut, and Rhode Island. These are places that deliver strong returns yet are overlooked by many large, New York City-focused investors. Amanat Properties also helps other developers raise capital to realize their own preservation projects. By attracting funds to these urban areas for the rehabilitation of existing buildings and for smart infill development, we firmly believe that we can help keep small cities vibrant and livable.

Amanat Properties uncovers redevelopment opportunities in historic downtowns in the Northeast United States, next to public transit, universities, and hospitals. These areas demonstrate favorable long-term supply and demand dynamics.

Amanat Properties specializes in bringing high quality residential assets to market, including multifamily and condominiums. We purchase historic townhouses, multifamily buildings, and mixed-use buildings with opportunities for renovation, expansion, conversion, or infill new construction. We look for properties built before the 1950s, with deferred maintenance or poor operations in order to negotiate competitive prices from sellers. We take advantage of deep local relationships to pursue deals directly from owners and banks, and through auctions. Total transaction sizes are $2.0 to $20M. Once we identify a property, we are able to move quickly to closing because of strong financing relationships, efficiently improve or redevelop it over a 1 to 2 year development period, and then bring it to market with a hyper-local leasing or sales strategy. In the case of multifamily, we typically hold assets for 5 years, refinancing within 1 year.

WHO WE ARE
Amanat Properties was founded by Atif Z. Qadir, AIA in 2017. Atif is a licensed architect with 12 years of development, construction, and architecture experience from top New York City firms, including Extell Development, Turner Construction, and Gwathmey Siegel Kaufman & Associates Architects. He is an alumnus of MIT's School of Architecture and Planning and Columbia Business School. He is also experienced in local government, serving as a City Planning Commissioner in Hoboken.
After a decade of working in New York City, Atif saw how historic properties and secondary markets deliver superior returns for investors, while offering the opportunity to work on improving small cities. Atif started Amanat Properties to pursue these projects and chose his grandfather's name for his company. Amanat means "something held in safe keeping" in the Urdu language and that is how Atif approaches each of his projects. This values-based perspective is a key component to Amanat Properties' growth.
